If you have a federal ID you could cut through Ft Myer and double back via back roads. Riding thru the fort is really nice; very obedient drivers. But yeah, the Pike needs some serious improvements for the first couple of miles after the hill; at that point you can usually cut over to the neighborhoods. Shakes fist!
Well, I should have a better idea of my fate next week when I will have to decide whether to bid or not. Will be looking at about 8-9 properties this weekend. Frankly, the whole process sucks. I can’t believe some people enjoy house hunting. And don’t even get me started on the fact I’ll be losing my garage (useful for bike maintenance).

The places on Barton are older have a lot of square footage for the price and pretty much everything that I need is within walking distance.
Yeah, I don’t have shower facilities where I work (not at HQ) and I often have to go straight into meetings so downhill in the morning is a must.
Yup, I’m looking at that condo complex that is on S Barton though I’m looking at a place on a diff’t street. They are tiny by today’s standards but cheaper than Fairlington. Walking distance to Giant plus I’m figuring the Pike will get nicer over time. Wish they were putting in a streetcar!
If you are looking to rent I highly recommend Riverhouse in Pentagon City. Not cheap but still cheaper than all of the newer development in PC. Also they have some very large studios, a large bike room, and a great location. The gyms and pools are great too. You don’t need a car here.

Huh. Wasn’t aware that there are Columbia Pike buses that go all the way to DC. I was planning on taking a bus to Pentagon metro and then going the one stop to L’Enfant (my office sits on top of the station). If I don’t want to bike I’m not too terribly concerned because there are lots of buses that go to Pentagon and PC. I just hate the Pike when it comes to biking and walking.
Instead of building a wall along Mexico, can’t Trump just build a long tunnel and move the traffic below ground?!

ParticipantIf you are looking for 60 minutes by bike from Nauck, with the downhill in the morning, I would think the ride down to Shirlington to the 4MRT would be the best way. I do Shirlington to Navy Yard in not much over 45 minutes, on a hybrid, I am 57, and not the most efficient rider, I think. Of course I do get to work needing a shower in almost all weather.
I don’t think the 16X works for L’Enfant. But at least the buses on the Pike are frequent in general. Not sure if riding to Shirlington, locking the bike at the Shirlington Bus Station, and using the express buses would be any better.

Participant^^ I’d really like to keep my bike commute under 45 minutes one way; right now it is 30 minutes and that works really well for me (I can easily add more time if I want by taking the long way home). 60 minutes is really pushing it. I’m not a morning person so like my commute to be as short as possible; taking longer to get home is far less of an issue.
Shirlington is expensive! Even those somewhat ugly condos on the other side of the stream are starting at 400K. DC is somewhat obscene when it comes to housing costs in nice areas.
Oh yeah, I have to plan for bike storage inside whatever I buy. I don’t want to have to use a bike room cause of theft/damage issues. Right now my bike keeps me company in the bedroom and I’m good with that.
P.S. The real estate agent was shocked that I could bike from Pentagon City to DC downtown. She thought it was a really long way to go by bike. The whole bike storage issue clearly befuddled her but she is going along with it.

ParticipantI ride this part of the Pike often (whenever headed to 14th St or Memorial Bridge). I find it is not great but it is manageable. Admittedly my rides along this route are very rarely at rush hour.
Eastbound, I use the same strategy as Judd. If traffic is heavy, either hang out at S Courthouse or start to roll slowly down the hill on the south sidewalk, all while monitoring the light cycle behind. When the light changes, I move into the roadway and sprint down the hill in the right lane. I almost always reach the light at the bottom of the hill before the next herd of cars catches up. I move into the left lane if necessary (depending on traffic and the lane arrows). After S Queen, I climb the short hill in the center of the right lane, while most of the traffic heads up the ramp to 395/eastbound 27. I usually stay on the Pike all the way down to the Pentagon, but will take Orme to Southgate sometimes if traffic is heavy.
Westbound from Pentagon, I come off the 27 trail and take the lane past the bad sidewalk and under the freeway. I usually get on the sidewalk at the first curb cut thereafter and take Southgate up the hill alongside the cemetery to Orme. I take the lane westbound on Columbia Pike from Orme until past all the intersections bringing in traffic from Washington Blvd; I can go that far without picking up tailgaters because there isn’t much traffic coming from further east on the Pike and the traffic signal stops it anyway. Turning drivers do tend to ignore people on the wide sidewalk, but they will yield to me in the lane. From there I ride up the north sidewalk to Rolfe while the Pike thru traffic has a green. Once the Queen light stops them, I take a lane from Rolfe, past the part with the narrow sidewalk, typically going back to the sidewalk somewhere around Columbia Crossing Apartments. Or I’ll just stay in the lane if traffic doesn’t seem too heavy or aggressive. Once you reach Courthouse you have options. If headed to Barton south of the Pike I would probably stay on the Pike, take the lane (downhill now!) to a right on S Adams. Then left through the parking garage entrance to Barton and cross the Pike at the light.
I’ve never tried to go through ANCC, as it’s rather out of my way from north of the Pike.
I wish there were a better solution to the Columbia Pike problem. But hey it could be worse:

ParticipantFWIW, the homes on Barton are technically Columbia Heights, not Nauck. However, if you use that term, I would guess that no one outside your civic association will know where you are referring to. It would be confused with the bigger Columbia Heights in DC.

ParticipantI live on the Pike just west of 4MR. The other half works near L’Enfant and she takes the 16X daily. She gets on/off at the stop near 12th & Independence.

ParticipantI know you say you looked at both Fairlington and Shirlington, but have you looked at Park Fairfax? It is across 395 from Shirlington and across Quaker from Fairlington. I live in a one bedroom (850 ft2) and find that the cost and condo fees are reasonable. I can be downtown by bike in less than 40 minutes. There are multiple buses that go directly to Pentagon Metro if needed. And we are slated to get our first CaBi station by the end of the year! (There is also a closeby station in both Fairlington and Shirlington.)
Plus, the area is nice, the people are friendly, and I have never once felt unsafe walking my dogs late at night or coming home by bike late at night.
The one bedrooms I have seen come on the market lately are all under $300,000 (most are in the $250,000 range). There are three pools and at least one gym.

ParticipantJudd’s route is good advice, I think, even if it’s a lot of turns. I’ve been commuting up and down the Pike from Nauck for the last 5 years. I’m for the most part comfortable taking a lane from Walter Reed down to the Sheraton and into DC (waiting at S. Courthouse Road like Judd does is key), but I use the sidewalk to go home between the Sheraton and S. Courthouse Road because I’m not fast enough to keep up with traffic going uphill. The real problem roads for me are S. Glebe and S. Walter Reed, I tend to avoid them.

Yeah… Not even necessarily the Biking Realtor, but it seems odd that a realtor in this area would be out of touch with people desiring to live near bikey/trail infrastructure. I’ve read the words “minutes from the Mt. Vernon Trail” about 1,000 times in real estate and rental ads.

ParticipantYeah, I was gonna go with one of the biking specific realtors but kinda got sucked into using another one because I saw a place I really liked and clicked on the “schedule a tour now” button. I’ve been biking around the area long enough that I don’t really need biking specific advice from a realtor; I know my way around well enough. A biking knowledgeable realtor would understand bike storage issues though (and no stairs!).
The new houses going up in Potomac Yard would be great location wise but wowsie, are they expensive.
To Sunyata, I was just looking at a potential place in Park Fairfax! Many thanks for the feedback. The condo looks nice but I didn’t know anything about the association and how well it is run. I’m familiar with the area because I sometimes bike through there on “fitness rides.” Happy to hear about the impending Cabi station!
